Business and economic development applications

The planning service gives priority to dealing with planning applications with potential economic development benefits.

The protocol below has been agreed with key consultees for dealing with applications creating or safeguarding 10 or more jobs.

Pre-application discussions with the planning service and other agencies

Discussions are welcomed with potential applicants and agents before an application is submitted. A major factor in the speed of determination of applications is getting the application right from the start. The appropriate planning officer can be identified by contacting our receptionist (tel: 01248 752428) and, if required, an appointment date will be arranged by replying within 1 working day.

Where such meetings are held, the planning officer will keep a record of discussions to assist in the efficient processing of the application once formally submitted.

If requested, the council will maintain confidentiality at this stage. As soon as an application is formally submitted it becomes a public document.

Potential applicants and agents are also encouraged to contact other agencies who will be important consultees in the event of a application. In special cases it may be appropriate to call together a team of officers to advise potential applicants/agents prior to the submission of an application.

Submission of applications

The application form includes guidance notes and checklists of information required. It is important that all these details, plus information arising out of pre-application discussions, are submitted with the application. In cases where information is insufficient, the local planning authority is entitled to refuse planning permission.

Co-ordinated response

Economic development applications will be considered by the council’s Development Team of officers from all the relevant Departments. This will enable a co-ordinated technical response to be given to pre-application enquiries. The Development Team also tracks planning applications to ensure that everything possible is being done to achieve quality development and decisions as soon as possible.
