First Time Buyer Empty Home Renovation Grant

This scheme, offered by Isle of Anglesey County Council is to support first time buyers to become the owner of a home that is affordable to them and bring back into use a long-term empty home in need of improvement.

Grants are available in the following Community Council areas:

Please note that an offer of a grant is not guaranteed until you have received a formal approval from the Council. Any works you undertake prior to receiving approval will be at your own cost.

Eligibility

  • This type of assistance is discretionary.
  • Property must be empty for a minimum of six months, be for sale on the open market and in need of renovation.
  • Applicants must be absolute first time buyers with a local connection.
  • Applicants will be subject to an affordability assessment but not a formal means test. The applicant(s) will need to complete an Application Form and will need to produce relevant documents (e.g. payslips, bank statement, savings statement, and mortgage offer letter).
  • The size of the home must be appropriate to the applicant’s needs
  • Eligible works must be agreed, upon inspection by the Council, before an application can be submitted

Basic conditions

  • Applicants must reside at the property for a minimum of 10 years after completion of the works.
  • The grant will be secured as a local land charge with the Land Registry for a period of ten years from the date of completion of work and must be repaid if the applicant sells the property before the end of the ten year period.
  • The maximum grant payable is £20,000 and is dependent on the level of works required.
  • If the grant does not cover the full cost of the work, evidence of adequate finance to meet the shortfall will be required.
  • The grant will be paid on completion of works when grant is under £10,000 and in two stages, at 50% and on completion of work when in excess of £20,000.
