Two adjacent terrace units of three industrial workshops located in the centre of the renowned village of Llanfairpwllgwyngyllgogerychwyrndrobwllllantysiliogogogoch. The units provide a total internal floor area of 124.90 m2 (1344.4 sq ft) or thereabouts:

  • Unit 2 (right-hand unit) has a total internal floor area of 73.50 m2 (791 sq ft) or thereabouts.
  • Unit 3 (middle unit) has a total internal floor area of 51.40 m2 (553 sq ft) or thereabouts.

The production area provides a floor to eaves height of 2.8 m and a floor to ridge height of 4.7 m. Access into the units are via folding roller-shutter doors with an opening height of 2.15 m and opening width of 2.3 m.

Our Planning Section advises us that the established planning use falls within classes B1, B2 and B8. An internal repairing and insuring lease will be made available. The rateable value from the 2010 rating list for Units 2 and 3 is £2,550 and £1,800 respectively (based on £38 per m2/unit).


Coming off the Britannia Bridge, take the exit onto the A5 for Llanfairpwllgwyngyll and proceed into the village. Immediately after the Esso garage, take the right turn. The units will be in front of you on the left-hand side of the road.


It is understood that the units currently benefit from mains water, electricity and drainage. Interested parties should seek clarification that service provisions are suitable for their own proposed use.

Lease Terms

A 3 year lease agreement with rent paid beforehand on a monthly basis. The successful applicant will be responsible for the preparation of the lease, which will be in the region of £585.85.


The unit is available to let, subject to a successful application, which will involve the provision of references and a business plan.
